General requirements for becoming a Florida real estate agent
The process of getting your Florida real estate license is simple and convenient. The general requirements are that you must be at least 18 years old and have a high school diploma or GED. These are the only non-educational guidelines.
Pre-licensing course requirements
To get an active real estate license, the State of Florida requires both pre-licensing and post-licensing courses. Before you apply for your license, you must complete 63 hours of coursework as specified by the Florida Real Estate Commission. Successful completion of the Florida pre-license education course requires a passing grade of at least 70% on the final exam. If you do not pass the end-of-course final, you can retake the exam after 30 days. Once you pass, the results will remain valid for a period of two years.
Applying for your Florida real estate license
After passing your Florida real estate license course, the next step is to take your exam. You’ll submit your application for the Florida real estate license exam to the Florida Division of Real Estate. The application package must include a fingerprint card and the appropriate application fees. Once your examination has been scheduled, you will need a passing grade of 75% or higher in order to receive your real estate license.

Choosing a broker
During this time, you should also determine what broker to affiliate yourself with. You will be required to work as a licensed Florida real estate agent under the umbrella of a licensed broker for at least two years. When choosing a broker, keep your needs in mind. Important things to consider include commission split, administrative help, office expenses, and lead generation.
Post-licensing course requirements
Whether or not your real estate license is active, post-licensing education is also required. Prior to the initial license expiration date, you will need to complete an additional 45 hours of classes in order to maintain a valid Florida real estate license.
