Looking to begin your real estate career? With a minimal investment of time and money, you can earn your Georgia real estate license and be ready to take on a new and promising career. To become a licensed real estate agent in the state of Georgia, you must meet the requirements put forth by the Georgia Real Estate Commission. There are surprisingly few qualifications you will need to meet in order to obtain your Georgia real estate license. In fact, in about a month, you could be poised on the threshold of a new and lucrative career path.
General requirements for becoming a Georgia real estate agent
The basic prerequisites include having a high school diploma. If you did not receive a diploma, you will need a passing score on the high school equivalency exam. You must be at least 18 years of age to take the Georgia real estate exam.
Pre-licensing course requirements
Georgia requires that you complete 75 hours of pre-licensing coursework to take the real estate exam. In lieu of real estate courses from an approved online real estate school, the Georgia Real Estate Commission will allow you to take your choice of 10 quarter hours or 6 semester hours at an accredited university offering courses in real estate. At the end of your coursework, you must earn at least 75% on your pre-licensing course final. Once the educational process is successfully completed, you can move on to the licensing examination.
Georgia real estate license exam
To take your Georgia real estate exam, you will be asked to provide a criminal background check that is no more than 60 days old. Without the criminal history report, the test will not be allowed under any circumstances. Minor infractions on the report are not necessarily grounds for disqualification, unless you attempt to conceal them.
The real estate exam fee is about $100. There is also a small fee for the issuance of the original license. Once these fees are paid, there are no additional licensing fees for the renewal period of four years. If after one year the licensing fee has not been paid, the exam will need to be retaken.
Testing is done at professional testing sites located around the state of Georgia. Once you have passed your real estate exam, you can print a copy of your Georgia real estate license online. Then you will be permitted to work as a Georgia real estate agent.
Post-licensing course requirements
After you’ve passed your exam and received your Georgia real estate license, post-licensing education will be required to keep your license active. A 25-hour post-licensing course approved by the Georgia Real Estate Commission must be completed within one year of issuance. If you do not complete the required post-licensing education, your license will become invalid.
